Location, location, location:
- 10m to the boutiques, bars and restaurants of Avinyó and Ample.
- 50m to the Universitat Pompeu Fabra.
- 200m to the harbour.
- 800m to the beach.
- 500m to line 3 and 4 metro stations at Drassanes, Liceu, Barceloneta and Jaume I.
- 1000m to plaza Cataluña, the Ciudadela park (Ludoteca for kids) and Montjuďc.
The building:
- 18th century ex-convent, part of the basilica of the Mercé, converted in 1998, the exterior renovated 2005, interior 2007.
- No lift up to the 3rd floor. The staircase is quite narrow - you'll have problems if you're bigger and heavier than a large fridge.
- You can get away with storing a foldable pushchair downstairs, but bikes need to go in one of the good, safe 24*7 swipe-card garages around the corner. Current cost is I think 15-20€/month.
The flat:
- 90m2 total floorspace with high ceilings and gorgeous period vaulting. Flat renovated 1998, repainted 2006 (after photos). Gas central heating, electric blower heaters also provided. Big thick stone walls retain heat and keep out the sun. 4th floor, but the street can be noisy at night.
- Biggest bedroom: good iron double bed, en suite bathroom with washing machine (2006; dryer available if you can think of where to put it), large fitted cupboards, back view of the church and the virgin of the Mercé (the bells stop at night).
- Smaller bedroom: beams, good iron single bed, en suite bathroom, some cupboarding and chest of drawers.
- Kitchen: table for 6, fridge (2005), gas stove with electric oven (2000), lots of pots and pans, various electronic stuff.
- Sitting room: sofas, big telly (2005) with DVD (2007) and disfunctional antenna--this can be fixed if you agree to being filmed saying you enjoy Spanish TV, or even if you don't.
- Study en suite with sitting room, currently used as phone / internet work space.
- Passage with period vaulting and nifty little niche for Madonna or whatever. Small balcony at the end for hanging washing.
The deal:
- RENTED!
- Rent €1260 monthly payable in advance by bank transfer.
- Deposit = 3 months rent.
- Legal written contract in Spanish.
- Property tax and major maintenance is included in the price. You are responsible for replacing breakages etc. Utilities (gas, water, electric, ADSL, phone) go in your name and you pay usage and base charges.
- Excellent German handyman available for any repairs.
- User's guide, giving you the low-down on the flat, the building and the area.
- References available from previous tenants.
